Rules and Regulations

1. GATE & OFFICE HOURS:

Gate access is daily from 8:00 am to 9:00 pm.  Office hours are 10:00 am to 5:00 pm Monday through Thursday, 10:00 am to 6:00 pm Friday, and 10:00 am to 2:00 pm Saturday, excluding major holidays.

2. LOCKS & BOXES:

Occupant shall provide his own lock and retain his key.  Anyone who has the gate access code and key to the lock may have access to the assigned storage space. Occupant shall keep the space locked when it is unattended. Stop-N-Stor may, but is not required to, lock the space if it is found unlocked. It is Occupant's responsibility to place wood slats beneath cardboard boxes or other property that may absorb dampness through the concrete and to allow sufficient room for air circulation to help avoid unsatisfactory storage.

3. INSURANCE:

Stop-N-Stor does not insure Occupants' stored items and Occupants are storing at their own risk. Occupant shall purchase insurance coverage on stored items for its actual cash value from an external insurance agency or be "self-insured", i.e. personally assume the risk of loss. Stop-N-Stor is approved to offer TenantOne Customer Insurance at additional cost.  Contact TenantOne directly at 800-544-6464.

4. USE & OCCUPANCY:

Occupant shall not allow anyone else to use his storage space and shall store only property wholly owned by the Occupant. Occupant shall not bring any items onto the premises that may contain pests, i.e. no cockroaches, mice, etc. Tenant shall not store items that are irreplaceable, and those with emotional or sentimental value, and edible, perishable, flammable, combustible, explosive, corrosive, odorous, noxious, moldy, hazardous or inherently dangerous material including, but not limited to, tires, illegal substances, welding materials or chemicals because they are strictly prohibited. Storage spaces are subject to exterior air sniffs by Narcotics Detection K-9's and Occupant shall cooperate in the event his space is suspect. Stop-N-Stor reserves the right to transfer stored items to another storage space if the transfer is deemed necessary.

5. RENT PAYMENTS:

Space is leased on a month-to-month basis, and rent is due without notice on the 1st day of each month. Occupants may request an invoice to be sent by email prior to the due date, but rent is due on time whether or not the invoice is received.  Payments by Visa, MasterCard, Discover and Amex are accepted, and can also be charged automatically each month.  In addition, Occupant may view and manage his account online at www.stop-n-stor.com*. If an account becomes sixty (60) or more days delinquent, Stop-N-Stor reserves the right to demand full payment by cash, bank check, or credit card (signed for in the office by the card holder). Any payment by cash must be made directly to the manager during office hours. Any check or money order payable to Stop-N-Stor may also be mailed to the address on the Rental Agreement or dropped in the lock box near the office door. A $40 NSF fee will be charged for a check returned by the bank for any reason.  To ensure proper credit, Occupant shall review each receipt and retain it as proof of payment.  If manager does not provide a computer-generated receipt upon payment in office, please notify the main office at 440-282-4808.

6. LATE FEES & DENIAL OF ACCESS:

If rent is not paid in full on or before the 7th of the month, a $10 late fee is assessed on the 8th. When an account becomes delinquent, the Occupant's gate access code shall be invalid and another lock may be placed on the space, denying access until the account is paid in full. If late payment is made by check, the overlock will remain on for two weeks allowing sufficient time for the check to clear the bank.

7. DEFAULT & ENFORCEMENT OF OWNER'S LIEN:

If rent becomes thirty (30) or more days delinquent, Stop-N-Stor may enter the space (after cutting Occupant's lock, if necessary) to determine if Occupant remains in occupancy. In order to preserve Occupant's right to be notified of the enforcement of the owner's lien and impending sale of stored property, Occupant shall provide written notice of any change in mailing address.  If mail to Occupant's last known address is returned by the post office, Stop-N-Stor may use email or another mailing address received by a credible source.  Occupant may reclaim his property prior to the sale by paying all amounts due, which may include a $30 inventory fee, a $50 auction prep fee, $10 and $5 advertising fees and misc. other charges. Upon payment, if Occupant wishes to remain in occupancy, he shall place a new lock on his space at his expense.

8. VEHICLE STORAGE:

Stop-N-Stor may tow or auction a stored vehicle if Occupant's rent becomes sixty (60) or more days past due.

9. FINAL PAYMENT, VACATING & TERMINATION:

AT THE BEGINNING OF THE FINAL MONTH, OCCUPANT MAY PAY FOR THE FULL MONTH OR PAY A PRORATED AMOUNT FOR THE DAYS EXPECTED TO BE USED.  PAYMENT FOR ADDITIONAL DAYS MAY BE ADDED AS NEEDED. OCCUPANT MAY MOVE OUT AT ANY TIME DURING A PAID PERIOD BUT NO REFUND SHALL BE GIVEN FOR UNUSED DAYS OF RENT. Written notice of intention to terminate shall be given at least fifteen (15) days prior to vacating and terminating the tenancy.  When vacating, Occupant shall remove ALL items from the unit, leave the unit broom-clean and undamaged, close the door, and take his padlock.
